HVAC Preventative Maintenance. Performed June pressure washing coil cleaning. Did find multiple units/areas of roof with heavy grease/pollen. Call is complete.
HVAC Service call. Preventative Maintenance service completed per contracted agreement. All requirements per seasonal obligations have been met. Any issues found during PM service have been brought to the attention of the appropriate personnel and have been defined as either a critical or a non critical issue for their review. HVAC call is complete.
Refrigeration call. Currently 37 degRees on arrival. Ranco etc temperature control display was not visible. Possible water damage. Replaced temperature control and 120 volt liquid line solenoid coil as that was heavily rusted as well. Set up new control with a 32 degree set point with a 5 degree differential. Adjusted defrost control for a longer overnight defrost to assist in the potential of freezing the coil. Will follow up on operation. Drawers are a high usage which contributes to warmer product. Call is complete.
Arrived on site checked in with MOD. Reach In Refrigerator not powered. Troubleshooting switched GFCI receptacle. GFCI is original receptacle but wasn't installed correctly during build. Place circuit tracer on circuit and found breaker in Panel D #38. LOTO breaker removed switch/decora mulberry cover bent. Replaced mulberry cover and GFCI receptacle. Label GFCI panel and circuit location with label maker. Turn on breaker Plug in RIF. Power restored removed extension cord. Cleaned up. Electrical call complete.
Opened up all the lights on bar top. Found a mix of wattage lamps 35, 45, 50. The bar up lights should be a 35 watt lamp (qty.26). The Lutron module can have 10 amps per circuit. The mixed wattage bounced it above the 10 amp mark and the module shut down that circuit. We removed all but the 35watt lamps from the bar top. Spoke with G about which lamp type to use. He said he would order and replace lamps. Electrical call is complete.
Make up Air system not workingArrived and checked in with MOD. Accessed Make Up Air in ceiling and found ignition module control was locked out on fault. Found air filters very heavily clogged and belts were very loose and cracked (which was probable cause of lockout fault on air switch). Pulled all filters and cleaned. Picked up new belts at supplier and returned to install and adjust. In addition greased dry bearings. Start up system and checked for proper operation. Unit is operational.
Reach in Refrigerator on the line is freezing product.Arrived onsite and checked in with MOD. Found cold rail freezing product, need to replace control. The control sensor gets mounted inside a copper sleeve behind the fridge which was impossible to access. Had to re locate the sensor to the suction line outlet of evaporator. This may cause an erratic temperature. Cold rail frozen block of ice. Please allow time throughout the day to defrost rail and product. Might need an adjustment in future. Cal Complete
